近年来，电子技术（尤其是计算机技术）和网络通信技术的发展，使社会高度信息化，在建筑物内部，应用信息技术、古老的建筑技术和现代的高科技相结合，于是产生"楼宇智能化"。 楼宇智能化是采用计算机技术对建筑物内的设备进行自动控制，对信息资源进行管理，为用户提供信息服务，它是建筑技术适应现代社会信息化要求的结晶。
楼宇智能化是信息化的重要组成部分，在现代的西方发达国家，楼宇智能化早已兴起，但在我国，楼宇智能化还是近年才出现的新鲜事物。楼宇智能化的基本要求是：办公设备自动化、智能化，通信系统高性能化，建筑柔性化，建筑管理服务自动化。
和普通建筑相比，智能化楼宇的优越性体系那体现在以下几个方面：
具有良好的信息接收和反应能力，提高工作效率。
提高建筑物的安全、舒适和高效便捷性。
具有良好的节能效果。对空调、照明等设备的有效控制，不但提供了舒适的环境，还有显著的节能效果（一般节能达15～20%）。
节省设备运行维护费用。一方面系统能正常运行，发挥其作用可降低机电系统的维护成本，另一方面由于系统的高度集成，操作和管理也高度集中，人员安排更合理，从而使人工成本降到最底。
满足用户对不同环境功能的需求。
高薪技术的运用能大大提高工作效率。
