Abstract

物业维修基金是指法律规定由业主交纳的,专项用于物业保修期满后物业共用部位、共用设施设备的维修和更新、改造的资金。
Property Maintainence Funds is defined as legal rule that the funds paied by proprietor, can be exclusively used in maintanence and renovation of the sharing area after the service term expired as well as public facilities.

它对于保障住宅共用部位、共用设施设备的维修和正常使用,维持与提高住宅的使用功能,确保业主住宅正常使用具有重要意义。
It is significant as to guarantee the residential sharing area, public facility’s maintainence and normal use, to keep and improve the function of residential usage as well as to ensure the proprietor’s dwelling can be normally used.
