物业管理中的收费问题，是伴随物业管理这个行业始终存在的重点和难点的课题。随着我国国民经济的不断发展，社会的不断进步，物业管理收费矛盾也有进一步激增的趋势。虽然针对我国物业管理的发展状况，国务院制定的《物业管理条例》起到了一定的指导作用，但是，根本症结并未得到很好的解决，物业管理收费难的问题至今仍普遍存在每一个物业管理中。
本文探讨物业管理收费的现状及存在的问题，主要包括：业主拒绝缴纳物业管理费，业主对“物业管理费”概念模糊，业主委员会未发生作用，物业管理企业长期亏损等，从物业管理企业、业主、开发商以及国家政策四个方面入手，分析产生这些现状及问题的原因，最终提出了解决物业管理收费难的对策与建议：物业管理企业方面：要提高物业管理工作人员的专业水平与素质水平；要加强与业主的沟通，定期公布财务状况；要提高服务的质量；要加强物业管理收费宣传；要实施人性化管理。业主方面：应该对物业管理企业多一分交流、多一份理解；应该意识到，享受服务就应该支付相应的费用；要积极同拖欠物业管理费用的现象做斗争；要主动的了解物业管理服务内容。开发商方面：应该本着负责的态度开发物业；应该聘请物业管理公司进行物业的前期介入。国家政策方面：国家、各地方应该根据物业管理现实情况，制定相适应的规章制度，规范物业管理的收费行为；应尽快建立相应法律法规，明确业主住房消费过程中的责、权、利。
