摘要
房地产作为我国经济的重要组成部分,在国民经济中扮演重要角色。随着经济发展,房地产行业获得了大发展,房地产上市公司不断增多,国内房地产行业整体实力逐步提高,具有投资价值的房地产上市公司慢慢凸显。
2006-2007年上半年,我国股市迎来了大牛市,形成全民炒股的现象,但下半年至今股指深幅回调,多数股民深套其中,人们投资开始回归理性,更加注重上市公司投资价值分析。因此,对我国上市公司进行全面、深入的研究其投资价值,具有深刻的现实和理论意义。
本文先对影响房地产上市公司的宏观经济环境和政策环境进行分析,然后分析房地产行业状况。在后选取沪深两市30家房地产公司作为样本,从房地产的盈利能力、经营管理能力、抗风险能力和成长能力四个方面选取8个财务指标,并以这30家2007年财务报表的数据为基础,采用因子分析方法对这30家房地产上市公司的投资价值进行分析,并根据因子分析结果进行排名,从而分析出具有投资价值的房地产上司公司。
最后本文在上述阶段的研究的基础对我国房地产上市公司的投资价值作出总结,并提出提高房地产业投资价值的一些建议。

Abstract
