这样一个城市环境体验，它必须具备几个特点。首先在实用性上，它应该充分而且真实，个体能够在一定范围的环境内工作。如城市导向牌，无论抽象还是具体，它必须清晰完整，一目了然，让人们方便迅速地找到目的地。其次，它应该具有安全性，拥有附加线索，让人们有可能采取别的措施，减少失败的几率。如果通往某地只有唯一的道路，那么一旦出现障碍，交通将很难维持。开放的、适于变化的环境体验将更受欢迎。第三，一个具有高度环境体验的城市环境应该看起来适宜、独特而不寻常，应该能够吸引视觉和听觉的注意和参与。环境这种给人以美感的特点，不但应该简化，而且要持续深入。一个美丽的环境除此之外应该还有一些基本的特征，诸如内蕴或是表现力、愉悦感情、韵律、兴奋点、可选择性等等，都构成了体验的需求。城市环境中的植被或水面这些景观特征，经常被人们欣喜地关注和谈论，也就是说城市环境要与自然相融合，会更受欢迎。最后，它应该还有一部分体验可以传授给别的个体。人们习惯于将自己的所见所闻和愉悦感受向人诉说，与人分享，这往往会影响到他人的印象和体验。
事实上，人们充满兴趣并印象深刻的总是那些城市环境景观中形成对比的事物，比如空间的对比、地位的对比、功能的对比，以及相对的年代、清洁度或是地形的比较，元素及其特征正是在这种整体的环境中变得清晰明了了。高速公路在老市区中的穿越，高楼大厦在低矮建筑群间的矗立，都在人们的精神体验中留下了疤痕。这种对比的城市环境空间能产生最深刻的体验。
