Tenant Improvement Close-Out/ Move-in Checklist
I. CLOSE-OUT
Construction/Engineering tasks:
0 Receive the tenant approved and signed construction documents and specifications.
0 Receive the allowable change orders billed to tenant and inputs data into JDEdwards as needed. (Refer to Reconciling Tenant Improvement Cost Sample document, Exhibit)
0 Submit final Reconciliation of Tenant Improvement Allowance to tenant including any appropriate adjustments.
0 Specify moving and other related tenant costs allowable under lease to be paid.
0 Receive final lien waivers, including subcontractor waivers, filed in the TI project file.
0 Receive the Certificate of Occupancy, or applicable permit, if required by the local municipality, and filed in the construction and lease files.
0 Receive the completed punch list and tenant acceptance sign-off.
0 Receive “as built” construction plans labeled and filed in plan room.
